Potterton Promax is shipshape for Admiralty Buildings redevelopment

admiralty buildings redevelopment When Baxi UK was asked to specify heating systems for a flagship development in Plymouth, the solution needed to be suitable for luxury apartments and town houses as well as affordable and social housing.  The answer was a combination of Baxi Duo-tec and Potterton Promax HE boilers, which would provide efficient and affordable heating and hot water, as well as luxury bathing options, for the new homes and apartments being created at the prestigious new Mount Wise estate.
 
The Mount Wise development in Devonport, on the outskirts of Plymouth, is a housing scheme offering a mixture of one and two bed apartments and two, three and four bedroom homes in a stunning location less than two miles from the city centre and close to the waterfront, parkland and local amenities.  Mount Wise centres around the redevelopment of the city's old Admiralty buildings - until recently owned by the Ministry of Defence - which are located at the heart of a wider village complex of Georgian-inspired new build homes.
 
Mount Wise has so far proved to be a very popular development, with most of the high specification homes sold off the floor plan.
 
Currently in phase two of construction, phase one of the programme was delivered by property developer Leadbitter, and phase two is being delivered by Kier Mi-Space.  Working across the stakeholders to deliver the M&E requirement for the development, is ECS South West Ltd.
 
ECS project manager Jerry Martin said: "For the Mount Wise project, our consultants needed to make recommendations to the developers for heating solutions for a number of different style properties.  These properties ranged from single bedroom apartments to four bedroom houses, and from social housing to luxury homes - so there was quite a variance in requirement.  What we needed was a simple, streamlined solution that would tick all the boxes.”
 
ECS had worked with Baxi UK on other projects before and approached them about the specification for Mount Wise.  The solution from Baxi UK was to leverage the versatility of its Potterton Promax HE and Baxi Duo-tec ranges, offering a selection of combi and system boilers in a range of outputs.
 
The Baxi Duo-tec HE combi boilers boast excellent flow rates and outputs to suit almost every requirement. These compact, wall-mounted boilers are designed to be quick and easy to install in a wide range of homes.  The Potterton Promax System HE Plus A also boasts compact dimensions and a range of flue options, but it is designed to be used with a separate hot water storage cylinder so is best suited for homes where there is a large demand for fast flowing hot water, such as the larger luxury town houses on the Mount Wise estate.
 
 
Jerry continues: "For the developers, one of the main concerns for the heating systems was efficiency.  This was especially important for the SAP rating for the apartments in the old Admiralty development as the fabric of the listed building was granite, so would lose a lot more heat than the fully insulated cavity walls of the new build homes on the site.
 
"The Baxi Duo-tec and Potterton Promax boilers were SEDBUK band A boilers and fully modulating, so the output of the boiler could modulate up and down according to the needs of the resident, to make them very efficient in operation.”
 
ECS has so far installed over 300 Potterton Promax boilers at on various sites including Mount Wise.  This has given economies of scale to help ECS keep costs down.  The installers on the project are now very familiar with the easy to fit boilers, and the inclusion of a pre-plumbing jig for both the combi and system boilers also helps to improve installation times and keep the project on schedule.
